Warden Duplex
The Warden duplex is located in Crampton Street in the central district of Wagga Wagga, NSW.
The client's brief was to design two contemporary three bedroom, two storey duplex units and achieve the best possible use of the available inner city space. The properties were to be used for investment purposes and the client's wanted something different to the surrounding, more traditional, terrace developments.
The clients original idea to have share car accommodation at the rear of the site was altered to achieve separate car access and off street accommodation for two vehicles. This allowed the units to increase in width to create more spacious living areas. Bedrooms are located on the first floor with front and rear balconies. Living spaces are on the ground floor with access to the rear private gardens and front courtyards. High front fencing contributes to private outdoor living spaces as a buffer to the busy street.
Northern sun penetrates master bedroom suites and downstairs living areas to the rear of the units in Winter while garage projections protect and shade front courtyards creating shady retreats for Summer living.
Materials were streamlined to enhance the simple contemporary appearance the clients required. Construction was kept lightweight with rendered Exin panels on timber frame construction. Profiled trims were used to add visual interest to the front façade. Final colour schemes and stainless steel balustrading, both designed by the clients, really contribute to create something visually exciting in central Wagga.
The clients are so happy with the result they have decided to move in … to both of them!
